Dublin Pub to Go on Auction Block

Owners of New Hyde Park bar want 'to move on' after liquor license suspension.

The Dublin Pub will have a new owner by the end of the month after a planned auction is set to go off in about two-and-a-half weeks.

The bar, located on Jericho Turnpike just beyond the border of the village in the unincorporated area, has been the subject of numerous incidents of alleged underaged drinking, resulting in fines and the suspension of its liquor license by the New York State Liquor Authority in April.

According to real estate attorney Misha Haghani, founder of Paramount USA Realty, which has offices in Great Neck and Manhattan, the sale is not related to a foreclosure and is not being conducted involuntarily by the current owners, Scott and Stan Realty, Inc., who “have decided to sell the property and move on” after hiring the auction company.

The owners, Stan Majewski – the bar’s manager and head bouncer – and promoter/ bartender Scott Blitzer, had worked at the bar since May 1987 and 1993, respectively before purchasing the business in 2001 from one of its original owners.

According to real estate documents, the building was constructed in 1935 and used as a pub/ club since its opening. The Dublin Pub moniker has been used since 1968 when it was operated by a group of four individuals, three of whom sold to the remaining owner, who in tern sold to Majewski and Blitzer in 2001.

Haghani stated that Majewski and Blitzer currently have over $1 million invested in the business and obtained a loan in October 2011 and that the property was appraised at the time at $1.4 million, though he believes it is currently worth $1.5 million. The business has reportedly suffered due to the recession.

The live auction is scheduled to take place outside the bar with bidders present at 6 p.m. on June 26. The starting price is $899,000.

“The owners interest here is in a timely sale,” Haghani said, explaining why they were “willing to increase the discount price.”

However the exact selling price – whether it be higher or lower – and the location’s future use “are completely a question mark,” Haghani said.

Before they may attend the auction, potential bidders are required to see the property, obtain a due diligence package which includes a title report, appraisal, property information and copy of purchase agreement and must bring a certified check for $75,000 with them to the live auction.

Paramount USA has conducted some marketing to business owners in the New Hyde Park area, Haghani said, adding that “I don’t expect that buyers will have much competition here” due to the small time window between now and the time of the auction.

There will be no contingencies upon the contract of sale, meaning that if a buyer intends to use the location as a bar but is unable to obtain a liquor license, they cannot back out of the purchase.

Majewski and Blitzer have reportedly not made plans to open another bar according to Haghani.

“They are certain they are ready to move on,” he said.
